I just heard back from my realtor. Hahahahaaaaaaaaaaaa I'm going to save $10k on my loan! You know what's really weird is all along I wanted to spend about $125,000 on a place but when I found this one I was ok with paying more so that I wouldn't have to put in a bunch of money to fix it up myself. So in the end, oddly, I'm getting exactly what I had intended all along. Guardian angel? Hmm!

The seller is a realtor and owns the house (well the wife side of the couple is a realtor) so apparently she was very surprised that it didn't appraise for as much as she wanted. She talked to my lender (who ordered the appraisal) and I guess they got a 2nd appraiser to give her a quick and dirty number which was $2,000 more. This gave the seller some false hope when she called my realtor wanting a little extra and he was tough and honest with her. Told her I wasn't going to pay anything out of pocket over the loan amount, that we all know the upgrades she did on the house were covered under insurance (there was a grease fire so she used insurance money to fix it up) and that she could try renting again and hope the next tenants didn't try to burn it down again. Hehe I love my realtor. She finally caved but wanted to move the closing date up a little which I kept meaning to suggest anyway. We're going to close 4/27 instead of 4/30. The last day of the month is apparently really crazy so I wanted to avoid that anyway. My realtor's bday is the 27th so I'm gonna bake cupcakes I think. It's "take your daughter to work" day so he's bringing his kid, too. I'm back on to have it inspected on Thurs. I just want to pick the inspector's brain about things like the water heater, a/c, furnace and fire place. She had bought one of those home warranties that's good for 14 months (then I think I have to renew it) which is awesome because it covers anything dying/needing replacing or fixing but I still need to know the state of everything. I'm so excited. The only thing that could go wrong now is the loan doesn't get approved. With $10k less I'm sure it's gonna be fine.
